After several years of intense competition and historically low inventory, we’re seeing a healthier, more balanced market emerge. While buyers have more opportunities than they did a year ago, well-priced homes continue to attract strong interest, and Orange County home values remain remarkably resilient.
Here’s what we’re seeing today.
1. Inventory Is Growing, Giving Buyers More Choices
One of the biggest changes this year is the increase in available homes.
With more listings coming to market, buyers are no longer feeling the pressure to make decisions within hours or waive every contingency. Instead, they’re taking time to compare homes, negotiate repairs, and make more informed purchasing decisions.
This doesn’t mean it’s a buyer’s market, it means it’s becoming a more balanced market, which benefits everyone.
2. Home Prices Continue to Hold Strong
Despite increased inventory and higher mortgage rates, Orange County home prices have remained surprisingly resilient.
Median home prices continue to hover around the $1.25–$1.30 million range, with modest year-over-year appreciation. This reflects one simple reality:
Demand to live in Orange County remains exceptionally strong.
Limited land, desirable schools, coastal lifestyle, and a robust local economy continue to support long-term property values.
3. Pricing Strategy Matters More Than Ever
Perhaps the biggest difference from the past few years is this:
The market is rewarding accurate pricing.
Homes that enter the market at realistic prices are often receiving strong interest and selling near asking price.
Homes that are priced based on yesterday’s market, however, are sitting longer and requiring price reductions before attracting buyers.
Today’s buyers are informed. They watch every new listing and know when a home is overpriced.

4. Mortgage Rates Remain the Biggest Wild Card
Mortgage rates have recently climbed back into the mid-6% range after briefly easing earlier this year.

Orange County continues to attract affluent buyers seeking luxury coastal living.
Communities such as Newport Beach, Laguna Beach, Dana Point, and Coto de Caza continue to experience healthy demand from both local and out-of-area buyers.
Even as the broader market normalizes, luxury properties with exceptional locations and quality continue to command premium prices.

Today’s market offers opportunities that simply didn’t exist a year or two ago.
Buyers can:
- View more homes before making a decision
- Negotiate more favorable terms
- Include inspections and contingencies
